Transfer & recordation tax. Maryland charges a 0.5% state transfer tax plus a county transfer tax and a recordation tax that vary by jurisdiction. Anne Arundel County charges 1.0% county transfer (1.5% at $1,000,000 and above) and $7.00 per $1,000 recordation. Howard County charges 1.25% and $5.00 per $1,000. Queen Anne's County charges 0.5% and $9.90 per $1,000. These are customarily split evenly between buyer and seller, which is the default above.
First-time Maryland homebuyers. When the buyer qualifies, the state transfer tax drops to 0.25% and is paid entirely by the seller. Queen Anne's County applies a similar reduction to its county transfer tax. If that applies to your contract, set your share to Seller pays and adjust the state rate to 0.25% under County Tax Rates.
What this does not include. Property tax and HOA dues prorated to the settlement date, any home equity line payoff, existing liens, and the payoff interest that accrues between your last payment and closing day. Your title company's settlement statement is the authoritative figure.
