Naval Academy and Fort Meade orders run on a published calendar. VA financing needs no down payment, and the funding fee is waived for veterans receiving disability compensation.
Reporting to Fort Meade, starting at a hospital in Annapolis, or taking a job you accepted from three states away? The housing part doesn't have to be the hard part.
Most people relocating here arrive through one of four doors. Each has its own timeline and its own financing wrinkle.
Naval Academy and Fort Meade orders run on a published calendar. VA financing needs no down payment, and the funding fee is waived for veterans receiving disability compensation.
Defense and intelligence roles around Fort Meade come with firm start dates. The search usually has to fit a window measured in weeks, not months.
Physicians, nurses and travel contracts across the region — often shift-driven, which changes what a workable commute actually means.
Relocating for a role at a company without a formal relocation program. No package, no assigned agent, and a lease ending somewhere else.
The first question every relocating buyer asks, and the one that does the most work. Rule out areas on drive time and the rest of the search gets much shorter.

Ranges, because this corridor varies. Route 50 into Washington and the Bay Bridge to Kent Island can both run well past the high end at rush hour or on a summer Friday. Check your own route at the hour you'd actually drive it.
Described by what's actually there — housing stock, water access, and position relative to the highways. I work across county lines, so the search follows the commute rather than the border.
Annapolis, Arnold, Severna Park, Crofton, Gambrills, Edgewater, Crownsville, Davidsonville and Cape St. Claire. Everything from historic downtown rowhouses to water-privileged communities and newer inland development near Route 32.
Positioned between Baltimore and Washington along Route 29 and I-95. Planned communities alongside older neighbourhoods, and a common landing spot for people splitting a commute between the two cities.
The closest approach to Washington, with Metro access and the University of Maryland. Frequently the shortest commute to Fort Meade from the south and west.
Eastern Shore, directly across the Bay Bridge from Annapolis. More land for the money and extensive waterfront — with a bridge crossing to plan around, particularly in summer.
If your commute or your budget points somewhere outside the four counties above, say so. I'd rather help you look in the right place than the convenient one.
Well and septic are common outside the towns, and waterfront brings its own inspections and insurance questions. Both are manageable — they just need planning rather than discovering.
A realistic sequence when you can't drop by on a Saturday. Most relocating buyers close six to ten weeks from the first call.
A pre-approval sets your real budget and makes your offer credible. VA, FHA and conventional each change what you need at the table — worth sorting before you fall for a house.
Commute first, then housing type, then price. We rule out whole areas on drive time alone, which makes everything after it faster.
One concentrated trip covering six to ten homes, or live video walkthroughs where I'm your eyes. Plenty of my relocating buyers never see the house in person before offering.
Inspections matter more when you're buying remotely. Well and septic in the rural areas, and waterfront brings its own set of questions.
Remote and mail-away closings are routine here. You don't have to be in Maryland on settlement day.
I'll point you to the source rather than to an opinion. Each county's school system publishes attendance-zone lookups by address, and the Maryland State Department of Education publishes report cards for every school in the state.
Boundaries and assignments change. Anything school-related should be verified directly with the school system for the specific address before you rely on it — including anything I tell you.
